As Memorial Day passes and we remember those that have lost their lives to protect our country, Freese Johnson is honored to give back to the Veteran community. Helping to bring expanded care to our Veterans, we appreciate the opportunity to work with The Molasky Group, alongside Lyman Davidson Dooley, to deliver the long anticipated Pike County VA Community Based Outpatient Clinic (CBOC). Kicking off construction this summer, the new project will span 11 acres and includes primary care, mental health and specialty care services.

Celebrating VA History

As our first VA CBOC project, Freese Johnson spent some time exploring the history of Veterans Affairs, and how their health care system evolved over time to become what it is today. Here is some key information we found:

**On March 3, 1865, a month before the Civil War ended, President Abraham Lincoln authorized the first-ever national soldiers’ and sailors’ asylum to provide medical and convalescent care for discharged members of the Union Army and Navy volunteer forces. The asylum was the first of its kind in the world to provide civilian medical care to Veterans of temporary volunteer forces.

Two earlier soldiers’ homes, operated by the U.S. Army and Navy for Veterans of the Regular military forces, were very small and housed only up to 300 men each. The National Homes housed ten of thousands of Veterans. The National Homes were often called “soldiers’ homes” or “military homes.” Initially only Civil War soldiers and sailors who served honorably with the Union forces—including U.S. Colored Troops—were eligible for admittance. The first National Home, now VA’s oldest hospital, opened near Augusta, Maine, on November 1, 1866. They provided medical care and long-term housing for thousands of Civil War Veterans.

Today Veterans Health Administration, the largest of the three administrations that comprise VA, continues to meet Veterans’ changing medical, surgical and quality-of-life needs. New programs provide treatment for traumatic brain injuries, post-traumatic stress, suicide prevention, women Veterans and more. VA has opened outpatient clinics, and established telemedicine and other services to accommodate a diverse Veteran population, and continues to cultivate ongoing medical research and innovation to improve the lives of America’s patriots.

VHA operates one of the largest health care systems in the world and provides training for a majority of America’s medical, nursing and allied health professionals. Roughly 60 percent of all medical residents obtain a portion of their training at VA hospitals; and VA medical research programs benefit society at-large.**

Pleasant side of Charleston Harbor near Arthur Ravenel Jr. Bridge, FJ is thrilled to expand our geographical reach into a familiar market providing construction services in the corporate, healthcare, and multi-unit/mixed-use market sectors. FJ launches the new office in the depths of pushing through completion of a key project over the next few months. Being delivered under a design-build contract, the Charleston County Materials Recovery Facility in North Charleston is well underway and expected to be complete in Fall 2020. At 67,000 SF, plus an 11,500 SF office building and 10,200 SF fleet maintenance building, this project spans 22 acres off Commerce Parkway. On the other side of the bridge fronting Charleston Harbor, The Office at Morrison Yard, a JV project with Balfour Beatty, is expected to break ground in March 2020. At 11-stories tall, the building will consist of approximately 140,000 SF of Class A office space, 10,000 SF of retail, and a 4-story parking deck.

The FJ team has worked in Charleston, Mt. Pleasant, and throughout South Carolina for over 15 years, most recently completing Portside Ferry Wharf for Holder Properties. Approximately 120,000 SF with 5-stories, the new office building is located in the 18-acre mixed-use development along the Charleston Harbor. Other notable projects include 25 Calhoun Street and Faber Center in Charleston, as well as the 116,000 SF Center for Innovation located on the University of South Carolina’s Innovista Research Campus in Columbia, SC.

Topping $3.1 Billion in 2016, The Task Force for Global Health quickly outgrew its Swanton Way office in Decatur and purchased a larger building from DeKalb County at 330 W. Ponce de Leon Ave. The $24 million improvement project was kicked off by a $10-million grant from the Robert W. Woodruff Foundation and a $2-million gift from the Conrad N. Hilton Foundation. The Task Force for Global Health is an international, nonprofit organization that works to improve health of people most in need, primarily in developing countries. Founded in 1984 by global health pioneer Dr. William Foege, The Task Force consists of eight programs focused on neglected tropical diseases, vaccines, field epidemiology, public health informatics, and health workforce development.

The new 90,000 SF, 6-Story headquarters, designed by Warner Summers, is expected to help raise metro Atlanta’s visibility as a center for global health, and provide offices and function space to host the the world’s collective effort to eradicate global diseases. Hattiesburg Clinic – New Musculoskeletal Center

Freese Johnson is pleased to announce the groundbreaking of our latest design-build healthcare project in Hattiesburg, MS. The new Hattiesburg Clinic – Musculoskeletal Center includes a 42,000 SF two-story orthopedic clinic with exam rooms, x-ray, casting, provider offices, exercise and therapy pool. A sports performance gymnasium spanning approximately 23,000 SF is connected to the clinic with a weight area mezzanine, basketball court, sports turf 40 yard dash area, and large bay doors for open air activities.

Hattiesburg Clinic is South Mississippi’s largest Multi- Specialty Clinic, with more than 2,200 physicians, staff and other providers, including part-time, full-time and temporary employees. The clinic provides care for more than 45 specialties, including Sports Medicine.

The Sports Medicine Clinic serves as the sports medicine providers for 23 area schools and junior colleges. Through their school partnerships, they provide an athletic trainer to each school for sports events around the Pine Belt. The athletic trainers work with students and coaches to assess, manage and treat injuries that occur on the field, court or track.

Old Meets New on Pill Hill – The Gallery at Doctors Center

Freese Johnson is excited to be the design-builder of choice to assist Lillibridge Healthcare Services Inc., a subsidiary of Ventas Inc. (NYSE: VTR), with the transformation of Doctors Center I, II and III at Emory St Joseph’s Hospital Campus. The medical complex is strategically located in the heart of what Atlantans refer to as “Pill Hill”, the medical capital of metropolitan Atlanta and home to some of the areas most prestigious medical practices including Resurgens Orthopaedics.

Founded in 1880 by the Sisters of Mercy, Emory Saint Joseph’s Hospital is Atlanta’s longest-serving hospital. The 410-bed hospital is recognized as one of the top specialty-referral hospitals in the Southeast. What started in a small house on Baker Street is now a 32-acre campus in North Atlanta. Doctors Center I, II, and III are comprised of 350,886 SF of medical office space connected by an atrium. Each of the buildings were built separately over the years, eventually being connected by the atrium, allowing for indoor flow from the parking decks into and between the buildings.

To meet the growing demands of today’s patient, Freese Johnson was contracted to ​design and build a number of improvements to the property. ​ The campus upgrades will include:​

  • New Gallery Area The new Gallery area, replaces the dated atrium space that connects the three medical office buildings. The changes include new flooring, warm wood finishes, glass elevator, lighting, retail kiosks, Wi-Fi and privacy seating.

  • Patient Experience and Amenities: The patient experience will be enhanced with privacy seating, fitness center, and new Amphitheater for daily and special use. Modernizations to Elevator in DOB III, and new patio/cafe area for outside seating.

  • Signage and Wayfinding: Significant improvements to the entire building and parking deck signage to assist patients in the most efficient way to access their providers’ office space.

  • New Entrances: Changes to entrances at DOB I & II include extending the covered walk paths to protect patients from the elements, and assist in building wayfinding.

​The Doctors’ Center improvements will be completed by Spring of 2019.​​​ Freese Johnson partnered with Atlanta based MSTSD to design the building improvements.

Freese Johnson was excited to be a part of the recent Interface Healthcare conference in Dallas. Henry Johnson, CSO of Freese Johnson (FJ) hosted a round table and spoke on healthcare trends as it relates to medical office design and construction. As the industry braces for continual change, the emphasis has been to drive cost down wherever possible. FJ is bringing tremendous value to our clients in this space by a complete understanding of the design and engineering components that are “best value” for the particular investment strategy and partnership with healthcare systems.

With more than 18 projects underway in some phase of Design or Build, FJ is improving the predictability of building outcomes for project stakeholders and investors, through Design-Build Delivery. Licensed in 20 plus states and currently working in about 8 states, the buildings underway include hospitals, outpatient clinics, medical office buildings, free standing ERs, ambulatory surgery centers, and urgent care clinics. Notable trends discussed at the conference that FJ is currently seeing in the MOB space include:

  • Retailization of Healthcare: Systems are responding to continuing pressure to find creative ways to handle population health management, and protect market share. The focus has been on cutting costs, while reaching the community and extending their brand recognition. Groups will continue the expansion of their outpatient strategy, building FSED’s, micro-hospitals, urgent care, and ambulatory facilities designed to provide cost effective care closer to where patients live.
  • Patient Experience: With more and more choices for patients, systems and developers are focused on how to bring buildings on-line that stand out, create efficiency of delivery, and make a lasting impression on the “patient experience”. These include provider side and patient side technology advances. Gone are many of the old magazine rack small lobbies, and replaced with co-working inspired work stations, privacy pods, Wi-Fi stations, USB charging areas, check-in kiosks, tablets and more to make the experience more efficient for both the patient and the provider. For larger system MOB’s, co-locating services in one place is a key patient satisfier. Whenever possible larger branded system MOB’s can take advantage of having a more hospitality feel, free of dark small corridors leading to broken up smaller offices and replaced by greeting stations that shepherd the incoming patient through the entire experience from check-in to provider interaction and follow up scheduling.
  • Focus on promoting wellness: Our orthopedic related projects are more focused on a larger cross section of healthy patients, not just college level trending athletes. The new “Human Performance Center” provides a complete offering of patient experience, with wellness options that can cater to both younger athletes and older active adults simply seeking improved range of motion enhancement. The new Hattiesburg Clinic Musculoskeletal Human performance center is an excellent example of the combination of orthopedic services and sports performance training.
  • Have your building work for you, not the other way around. What is your development strategy? One of the key markers of success for your next medical project could be answered with a couple of simple questions that you might ask like: recent experience with this size project, what were the lease rates, targeted returns to investors, how was the building designed for potential future flexibility, how did the project perform for the owners and stakeholders? If your local contractor who just finished the bed tower can’t respond to these questions regarding a 40,000 SF MOB, it’s probably not going to yield the best value for your investors.
  • Development strategies. With a focus on speed to market, our clients are engaged in evaluation of all the market options. This includes cost of internal funds versus developer driven projects and private equity. Use of data analytics in site selection and patient trends has become a huge tool as well in how to locate and where.

As a firm that provides services for investors and healthcare systems, FJ is keenly aware of the reality of the project economics. We encourage project leaders to make your own informed decisions on where you want the dollars of the project to be spent. In the age of healthcare consolidation and cost cutting, the best advice is to take advice from teams willing to risk fees associated with the advice they are giving, not just brochure cover monument builders at your expense.

The partnership between USC and IBM, called Center for Applied Innovation, is now open at the new Innovation Center in Columbia, South Carolina. Located in the school’s Innovista Research District, the 5-story, 110,000 SF facility is located in the heart of the USC campus at Blossom and Assembly Streets. Freese Johnson recently completed construction on the Class “A” multi-tenant office building for Holder Properties.
